The Meriam Park application requests changes to an existing set of project entitlements which were granted on the property in the mid 1990's (these include the permission to build over 1,400 houses and 1,000,000 square feet of commercial buildings).
We are proposing to build a coherent series of neighborhoods and a mixed-use Center. In order to do this, we are seeking amendments to the existing General Plan designation and zoning categories which currently exist on the property. We have submitted a Master Plan Application Book which describes the project and illustrates some of its components (e.g. streets, bulding types, etc.). In addition, the proposed TND (Traditional Neighborhood Development) zoning Code establishes a coherent and consistent system of standards, which will act as the rulebook for the development of Meriam Park. The TND Code can be found on the City of Chico website.
Finally, the application includes a Development Agreement which assures orderly development of Meriam Park over the 10-12 year buildout timeline.
